TILIA Office

The TILIA Office Building in Szeged was developed as a proprietary investment of KÉSZ Group, within the framework of KÉSZ Properties’ real estate development activities, and constructed by member companies of KÉSZ Group together with its strategic partners.

During the development, historic values and state-of-the-art technological solutions were seamlessly combined. The rebirth of the former civic girls’ school, originally built in 1873 in Secessionist style at 25 Gutenberg Street, creates a unique connection between past and present. The street-facing façade, preserved under local heritage protection, evokes the city’s architectural legacy, while the Hajnóczy Street side welcomes visitors with a modern, clean-lined frontage. The two streets are connected by a newly created passage, and the inner courtyard features a publicly accessible garden, enhancing a calm microclimate embedded within the urban fabric.

The complex offers modern office spaces across three levels, while two underground garage levels provide convenient parking for employees and visitors. Abundant natural light, transparent spatial layouts and a refined architectural language create a balance between efficiency, comfort and aesthetic quality. The choice of the name TILIA—the Latin name for the linden tree—symbolically reflects the building’s close-to-nature character.

As a responsible investor, KÉSZ Properties places strong emphasis on sustainability and long-term operational efficiency. Intelligent building management and electrical systems, on-site renewable energy generation, geothermal ground probes, heat pumps and photovoltaic panels all contribute to reducing environmental impact while ensuring cost-efficient operation for tenants.

In recognition of its professional excellence, the project received the HuGBC Zero Carbon Award in the Renovation category in 2024. Preserving the original load-bearing structure of the historic building resulted in an approximately 9% lower carbon footprint compared to a full demolition and new-build scenario. This approach significantly reduced demolition waste and substantially lowered the demand for new concrete and steel. The solution clearly reflects our philosophy: respect for the past, responsibility for the future.

TILIA is the first regional office building in Hungary to simultaneously target WELL Platinum, BREEAM Excellent, and Access4you Gold certifications. The intelligent building control system, advanced ventilation technology, contactless solutions, ergonomic workspaces, cyclist-friendly infrastructure and 30 electric vehicle charging points all support employee wellbeing and responsible operation.

It is therefore no coincidence that Lufthansa Systems Hungária a company that places strong emphasis on sustainability and the quality of the working environment was among the first to select TILIA as the new location for its Szeged office. Their decision provides clear confirmation that the building meets the high ESG and sustainability expectations of international corporations.
