Introducing the TILIA Office Building - New office development in Szeged’s Gutenberg street
KÉSZ Group’s Real Estate Management Division has launched an office development project in Szeged, in the property located at Gutenberg street 25, which has served for a lengthy period as the headquarters of KÉSZ Group in Szeged.
Combining modern and Art Nouveau elements, with state-of-the-art infrastructure and environmentally-friendly solutions, the fully accessible TILIA Office Building meets all ESG criteria. Lufthansa Systems Hungária will be among the first tenants of the building, which is due to be delivered in the second quarter of 2025. The project is being implemented with the investment of KÉSZ Group’s Real Estate Management Division and with the collaboration of KÉSZ Group's member companies and strategic partners.
The TILIA office complex will be reborn at Gutenberg street 25 by rethinking the former bourgeois girls' school, built in 1873 in Art Nouveau style. The building will combine elements of a 19th century building and modern office buildings in unique fashion: while the locally protected facade in Gutenberg street will be preserved, a completely new, modern building front will welcome visitors from the Hajnóczy street side.
As a spectacular element of the project, a new passageway will be created between Hajnóczy and Gutenberg streets, where catering and commercial units are planned to be located. In addition, Hajnóczy street will also be fully reconstructed between Jósika street and Londoni boulevard, in close cooperation with the local municipality.
With around 5,300 square meter of office space available for rent, nearly 900 square meter of retail space and a 90-space underground car park, the building is scheduled to be delivered in the second quarter of 2025.
At one with nature
The modern office complex is called TILIA for a reason. The word is the Latin equivalent of the linden tree, which perfectly reflects the harmony between the building and its environment, as the linden trees in the area are a defining symbol of the neighbourhood. To reinforce this, the renewed office district will also include a green area of substantial size to increase the comfort of visitors: for example, an impressive garden area in the courtyard for all to enjoy.
Focus on sustainability
KÉSZ Group pays particular attention to sustainability and, in this spirit, applies a number of environmentally-conscious solutions in the implementation of the TILIA Office Building. For the sake of energy efficiency, Category "A" mechanical and electrical systems will be installed, with local renewable energy generation, geothermal probes and heat pumps, and solar panels on the corrugated roof of the new building section.
The project has already been presented at the World Green Building Week in September 2023. An unmissable programme of the event, organised by HuGBC, was the Green Walk, which offered free guided walks to see many great examples of environmentally-friendly construction, including the TILIA Office Building construction site.
Workplace of the future
The new office facility will provide state-of-the-art solutions to facilitate efficient work. A smart building management system, contactless solutions, modern ventilation, ergonomically designed work areas, a worker-friendly interior environment with smart chargers, CCTV system and LED lighting, bicycle storage and showers, selective waste collection, energy-efficient sanitation and flushing systems, and 30 electric car chargers will be available for users of the building. To further reduce the facility’s carbon footprint, the investor will compensate for every twenty workstations occupied by planting a tree.
In addition to BREEAM Excellent certification, we are the first in Szeged to aim for WELL Platinum and Access4you Gold certification with our latest office building.
